Today, we are going to look into the Pulaski County housing market trend, what we saw over the last 30 days and most importantly, what it means for you.
When doing our monthly market updates we look at a few statistics that we feel are the most important when analyzing the real estate market.
➡️ No. of Homes on the Market
The market is steady as far as inventory goes.
Last month, there were 126 homes on the market for Pulaski County. And this month, we have 124.
This is good news for those looking to buy or sell a home in Pulaski County. The numbers show that things are pretty consistent in this area, and if you're looking to buy or sell a home right now, you can feel confident that it won't be much harder or easier than it was last month.
➡️ Average Sales Price
Last month's average sales price is at $199,000, and this month it went up to $210,000. That's a huge jump!
Contrary to what mainstream media says, these numbers prove that the housing market is a local real estate market—and it doesn't always follow national trends.
➡️ No. of Homes Sold
Last month, 64 homes were sold in the area. This month, 51 homes were sold—but that's still more than what a traditional December market would see.
➡️ Average Sales Price vs. List Price
30 days ago, we were at 100% and this month, it's slighly less at 99%.
This stat is very important because it tells us what we should expect based on the market.
👉 Sellers, it means that you have to list your home aggressively. You have to make sure that you have the most attention from buyers that are motivated in your price point.
👉 Buyers, how much negotiating power do you have based on the listing price of the home on a typical transaction.
