There were 846 homes on the market and it went down substantially this month at 730 homes.

Sellers, with less competition in the market, this could be your chance! You don't have to wait until Spring to make that decision.

➡️ Average Sales Price

This gives us a grasp on what's going on with home values in the Lake of the Ozark Housing Market.

Last month, we were at $445,000 and it went to $465,000. That is a huge jump month over month!

Contrary to what mainstream media says, the average sales price continues to increase in the Lake of the Ozarks.

➡️ No. of Homes Sold

Last month we sold 169 homes and over the last 30 days, we sold 134 homes.

The slight drop is a typical seasonal downturn at the Lake of the Ozarks but there's still a lot of activity going on in this area.

➡️ Average Sale Price vs. List Price

This is an indicator of what are buyers and sellers are doing in negotiating. It tells us our price point as a seller and negotiating power as a buyer.

We were at 95% last month and it went down slightly to 94%.
