How is the Phelps and Pulaski County Housing Market Doing this December?

Let’s take a look at what’s happening this December 2022. 🔍

When doing the monthly market updates we look at a few statistics that we feel are the most important when analyzing the real estate market.

✅ Statistic #1: Homes on the Market

Currently, there are 126 homes on the market vs. last month at 132. There's slightly less inventory available in the market.

✅ Statistic#2:Average Sales Price

This stat is used to determine what is happening in the market. Right now, we are at $199,000 vs. last month at around $202,000.

👉 SELLERS, although there's a slight drop, don't take that number too seriously. There are ebbs and flows in the real estate market, especially during winter time. This could actually mean an opportunity for YOU!

When there's less competition, that means the buyers look at your home first.

✅ Statistic #3: No. of Homes Sold

For the last 30 days, there have been 64 homes sold in Pulaski County. Compare that to last month when there were 84 homes sold.

The market has cooled down a bit, but a lot of that has to do with this time of the year. 

This is pretty normal for our real estate market.

✅Statistic #4: Sold Price vs. List Price

This number has remained constant for almost one year and it's been right at 100%. 

This means that on average, whatever that home is listed for, is what it sells for.
